First home: up to $5,875 refunded on the welcome tax

First home: up to $5,875 refunded on the welcome tax

Did you buy your first home in Québec in 2026? Since this year, Québec can refund part of your welcome tax. And if you act quickly, you can receive the money before you even file your tax return. Here are the essentials, step by step.

1. What is it?

It is the refundable tax credit for access to home ownership (Revenu Québec). It refunds part of the property transfer duties, often called the "welcome tax".

2. How much?

  • 100% of the first $5,000 of duties paid;
  • plus 25% of the next $3,500;
  • for a maximum of $5,875.

If the tax base exceeds $750,000, the credit is reduced. At $1,000,000 and more, there is no credit.

3. Are you eligible?

The main conditions (Revenu Québec):

  • You acquired the home after December 31, 2025.
  • It is your first home: neither you nor your spouse has owned a home you lived in since January 1, 2022 (for your spouse: while you were spouses).
  • You make it your principal residence no later than one year after the purchase.
  • You reside in Québec on December 31, 2026.
  • The transfer duties have been paid in full (by you or your spouse).
  • Eligible types of homes: house, manufactured or mobile home, condo, apartment in a multi-unit building, duplex and triplex.

Buying with someone? The credit is shared according to each person's share, and each person makes their own claim. For the advance payment, only one person can apply for the same home.

4. The advance payment: before December 1, 2026

You can apply for the credit without waiting for your tax return if:

  • you reside in Québec at the time of the application;
  • you were not exempted from the transfer duties for your share;
  • the tax base is $1,000,000 or less;
  • the expected credit is more than $1,000;
  • you agree to direct deposit.

How? In My Account for individuals (Revenu Québec), or by mail with form TPZ-1029.AP. Only one person can apply for the same home, no later than December 1, 2026.

Note: if you receive an amount you were not entitled to, you will have to repay it.

5. In your tax return

Whether or not you received the advance payment, complete form TP-752.HA and attach it to your 2026 Québec income tax return.

Summary

  1. Pay the welcome tax to your municipality (it sends you the bill after the purchase).
  2. Check that it really is your first home (nothing since January 1, 2022).
  3. Before December 1, 2026: apply for the advance payment in My Account, if you are eligible.
  4. In all cases: form TP-752.HA with your tax return.
